Commonhold and what's coming

Commonhold lets flat owners own their flat outright and run the building together, with no landlord. It's rare today but may become the norm.

Commonhold has existed since 2002 but very few buildings use it, partly because lenders have been cautious.

A draft Commonhold and Leasehold Reform Bill (published January 2026) proposes making commonhold the default for new flats, capping existing ground rents at £250 a year, and ending forfeiture. As of 5 November 2026 it is not law, and timings are uncertain.

What to check

  • If buying commonhold, ask your lender early
  • Read the commonhold community statement (the building's rules)

Who can help
