Plotlumen provides research reports compiled from public and licensed data sources. Reports are for information only and are not legal, financial, tax, planning, surveying or valuation advice. You must make your own enquiries and take professional advice before making any decision.

Automated estimates are produced by statistical methods described in each report. They are not valuations by a RICS-registered valuer and must not be relied on for lending or purchase decisions.

Data may be incomplete, out of date or incorrect at source. Each report shows its sources, retrieval dates and known gaps. We do not guarantee the accuracy of third-party data.

You may use reports for your own property research. You must not resell, republish or bulk-extract report data, use it to contact or target private individuals, or use the service unlawfully.

Strategy guides, calculators, the opportunity finder, auction tools and holding-structure research are educational. A projected return is not a recommendation to invest. Calculator results depend entirely on the assumptions you enter. Opportunity-finder sites come from councils' brownfield registers and are not offers for sale. A suggested maximum auction bid is a calculation, not advice to bid. Plotlumen does not incorporate companies, make tax elections or move assets.

The Investors Club is included with paid plans and is for adults only: you must be 18 or over to join. By joining you agree to the room rules: be respectful; no financial advice or paid tips; no selling, spam or recruiting; never post anyone's personal details, including addresses of people's homes; nothing illegal. Posts are members' own views, not advice from Plotlumen. We may hide messages and pause or remove members who break the rules, and we report illegal content to the authorities. You can report any message; moderators review every report. To appeal a decision, contact support.

Subscriptions renew each period until cancelled. You can cancel at any time in Account → Billing and keep access until the end of the period you have paid for. Statutory rights under the Consumer Contracts Regulations apply.
