Shared ownership
Buy a share (often 10% to 75%) and pay rent on the rest to a housing association. Always leasehold.
You pay a mortgage on your share, rent on the rest and usually a service charge. You can buy more shares later ('staircasing'), at the value at that time.
Shared-ownership homes are leasehold, and you're usually responsible for all repairs even though you only own part.
Selling can take longer: the housing association often has first right to find a buyer.
What to check
- Total monthly cost (mortgage + rent + service charge)
- Staircasing rules and costs
- Lease length and repair obligations
